- #23 Portions of the facilities management data model can be established from the BIM model. This supports green field scenarios where creation of the building model precedes establishment of the facilities management system. Portions of the facilities management data model can be use to define temples and shared parameters for the building modeling design tool. This support scenarios in which Maximo is establish and the user commissions’ additional construction. This allows the facilities manager to specify to the constructing process the data they wish to have provided at building commissioning. The building model can be imported into Maximo. This can be used to establish the location structure of the facility (Floor, zones, rooms), the location of assets and information about assets such as manufacture and warranty. As Maximo evolves to include concepts of building systems, it may also be used to define such systems. Object imported into Maximo can be linked bi-directionally with the source objects in the build model. This facilitates later updates to the building model and allows modeling and visualization tools to access maintenance information from the context of the building model. Other source of building model information such as the results of laser scans of the building may also be imported into Maximo. This actual or discovered view of the building may be reconciled with the view provided by the model. Model visualization tools may be either directly embedded in the Maximo UI or launched in context from various Maximo applications such as asset or Work Order. This supports visualization of assets and work site to improve maintenance efficiency. In addition, the visualization tools may be used to directly enter work orders or service requests. Normal building operations updates the Maximo database After a facility has been operational for some period of time, the current state of the building model including maintenance updates can be exported and synchronized with the “as Built” model that was ordinal imported. This effectively converts the “As Built” to and “As Maintained” model. This model can then be used as accurate input to a renovation or retrofit design process.
