    Tumu Property is pleased to share the contract signing with LT McGuinness Ltd. as Main Contractor delivering Heretaunga House - a landmark development for Hastings and an important project for both of our multi-generational, family-led businesses. This partnership brings together two companies with strong regional roots and shared values. Like Tumu, LT McGuinness has a long-standing history of craftsmanship, integrity, and community - qualities that have guided both organisations for generations. Founded in Wellington in 1950, LT McGuinness now operates in major centres including Auckland, Tauranga, and Palmerston North, with this project marking their first venture into Hawke’s Bay. Their leadership and knowledge of mass-timber construction have set the foundation for the success of the project. Heretaunga House is more than just a building; it’s a collaboration between two teams committed to creating enduring spaces that support our people and strengthen our region.   • Over the past month, LT McGuinness has had the privilege of working alongside Smith Cranes and Construction, McMillan Civil, and RCP, in collaboration with the United States Navy Seabees, to deliver the piling and concrete abutment works for the Discovery Pier project at McMurdo Station, Antarctica. The project forms part of the Antarctica Infrastructure Recapitalisation (AIR) programme, led by the United States National Science Foundation (NSF) and supported by Antarctica New Zealand, to replace the existing ice wharf which has become increasingly unstable due to the impacts of climate change. The works included the extraction of five 25 m-long ice piles frozen in place after a severe Condition 1 storm earlier this year, followed by drilling and placing a total of twelve piles to receive precast concrete abutments. These will connect to a barge currently en route from the United States and scheduled to arrive in February 2026. Our involvement has provided valuable insight into the complexities of building in Antarctic conditions, informing our continued role in the Scott Base Redevelopment. Over the 2025–2026 summer season, our team will return to complete excavation works and support the installation of the pier’s structural connections.   • LTM are very proud of the team mahi bringing together all our regions for this year’s IronMāori. With close to 50 participants, supported by friends and whānau, we took part in the Half and Quarter events - some taking on the full distance solo, others smashing individual legs as runners, swimmers, cyclists, or part of a team. Our base camp was perfectly situated to cheer everyone home. Napier turned on a great day - cool to start, then sunshine to match the awesome vibe. Huge shout-out to our first-timers and returning athletes hitting personal bests. Everyone did amazing - we’ll be back next year.

  • We're making exciting progress at Te Manawataki O Te Papa for Tauranga City Council and Willis Bond.    The Art Gallery is now complete, the new Community Hub + Library is looking fantastic and now powering through fitout, and the Museum has had a strong start with structural steel now going up!   Our in-house LTM Digital Workshop has been at the forefront of our operations - digitally constructing each building before it’s built on-site. This has streamlined co-ordination across the trades and helped navigate the complexities of the buildings.   This redevelopment is set to deliver a civic heart that Tauranga can truly call its own - we're incredibly proud to be a part of it!     We’re proud to share a glimpse inside Te Rua Archives – New Zealand’s national archives facility in Wellington.   Purpose-built to protect New Zealand’s most precious records and taonga, Te Rua Archives is a place of deep cultural significance, designed to safeguard the past and serve future generations.   As the Southern Hemisphere’s most seismically-resilient public building, Te Rua is engineered to remain fully operational 48 hours after a 1-in-1800-year earthquake.   Co-designed with Mana Whenua and Tihei, the building features a culturally expressive 4,000 sqm façade and sets a new benchmark for sustainable civic infrastructure: ➡️ 5 Star Green Star rating ➡️ 80% reduction in operational carbon emissions ➡️ Digital twin for live facilities management ➡️ Delivered on time and on budget   We’re honoured to have delivered this landmark project in partnership with the Department of Internal Affairs (NZ).   • The Te Mataiphi team is proud to share that Te Matapihi Ki te Ao Nui Central Library reached Practical Completion in August.   This three-year journey saw the library restored to above new building standards, with a modern fit-out and refreshed exterior. It’s been a huge team effort between LTM, our subcontractors, consultants, and council—overcoming challenges from tricky ground conditions to complex structural works.   Wellingtonians can look forward to the library’s official reopening in early 2026, with shelving and furniture being installed ahead of the books’ return.
