Strong progress continues at our ‘Synergy’ development, 45-57 Moxon Road Punchbowl, with Stage 1 structure complete, office and Level 1 warehouse slabs installed, and all stair and lift cores finished. Earthworks and stormwater works are nearing completion, and the 2.0 MVA substation is due for delivery in December. In July 2025, we acquired 92 Carroll Road, Oakleigh South, VIC and quickly secured planning approval and a D&C contract with CIP Constructions, de-risking the project from day one. The development, named ‘Adapt’, will see an existing ambient warehouse repurposed into a multi-generational 27,000sqm cold storage facility, addressing a market starved of modern, energy-efficient cold storage logistics solutions. The project will deliver key sustainability outcomes including ~2,500 tonnes of carbon savings, solar PV, rainwater reuse, EV charging, LED lighting and a targeted 4-Star Green Star rating, all while creating ~750 construction jobs and ~200 ongoing roles. With flexible tenancies from 6,500–27,700sqm, freezer and chiller capability, and access for vehicles from vans to semi-trailers, 'Adapt' is built for efficiency and resilience. Construction begins October 2025, with completion in Q4 2026.

Progress Update | ’CityPort’ Morningside, QLD Construction at 'CityPort' is edging closer to Practical Completion, with structural steel, roof, and facade works now complete. Internally, the installation of the insulated panels and refrigeration systems is progressing at pace, marking a key milestone for what will be our largest cold storage development in Brisbane’s TradeCoast. As 'CityPort' continues to take shape, we're well on track for completion in Q4 2025. Once built, the facility will be a state-of-the-art cold storage facility, featuring available tenancy areas ranging from 6,200 sqm to 19,530 sqm. The Hale team came together in Sydney last week for an unforgettable away day! With team members flying in from Melbourne and Singapore, it was a brilliant opportunity for our whole team to connect and recharge together. We started the day with a site tour of our Lidcombe development, sharing progress and insights on one of our exciting new projects. Being on site brings our work to life; a tangible reminder of the impact we’re making. In the afternoon, we swapped hi-vis for water waders and stepped into something completely different - oyster farming! We learned how oysters are grown and harvested, shucked a few ourselves, and enjoyed a unique in-water dining experience.
