How sustainable are the ARR curves at Genspark, Lovable, Manus AI, and Replit once features start to blur and users become more aware of agentic pricing? This was a question I thought about almost every day while pricing DeepSky before the Airtable acquisition. Any AI go-to-market motion, or any new product launch, really, requires choices among freemium access, trials, and pricing design aligned with the right commercialization model. I often read analyses from VCs and a few well-known founders, but I rarely see operators who have lived through this dive into agentic pricing from the inside. And honestly, why would they? Revealing the mechanics of your margin expansion, model choice, or compute efficiency makes it harder to stay model-agnostic and competitive. In the third piece of my Substack series, I’ll explore how companies choose between these commercialization paths and how agentic pricing is reshaping early-stage AI GTM strategy. 💡 Everyone’s Racing to Build AI for Real Estate — But Almost No One Is Rebuilding Its Foundation Every few weeks, there’s a new “AI for real estate” launch — faster searches, smarter valuations, better insights. But here’s the question almost nobody asks: What is this AI actually learning from? Most real estate data wasn’t designed for intelligence — it was designed for transactions. It tells you what sold and for how much, but it rarely captures why. The “why” lives in the subdivision layer — • the line of a condo stack that gets a premium view, • the HOA rule that limits rentals and shifts demand, • the difference between two streets in the same ZIP code that look similar on paper but sell 20% apart. Those nuances aren’t in the data. They live in spreadsheets, PDF attachments, and human memory. So while AI can summarize listings, it can’t reason about value, risk, or timing — because it doesn’t see the relationships that humans do. That’s the foundation that needs rebuilding. Not the interface. Not the model. The data itself — structured, contextual, and connected.
