New Line Structures had the pleasure of serving as Construction Manager on this groundbreaking adaptive reuse project, working alongside the talented teams at COOKFOX Architects and DeSimone Consulting Engineers.
Architectural Record has featured the transformation of the century-old Terminal Warehouse on Manhattan’s West Side into a 1.2M SF modern workplace and retail destination—designed by COOKFOX Architects. DeSimone Consulting Engineering served as structural engineer for this ground-breaking, adaptive reuse project that balances historical significance, modern functionality, and sustainability with innovative engineering. Led by a DeSimone team that included Managing Principal Mark Plechaty, PE, Associate Principal Rodolfo Medina, PE, Project Engineer Thomas DeSimone, and BIM Supervisor Eric Reis, our team adapted and integrated a mix of existing, cojoined structure types—timber, concrete, and steel—to support a six-story vertical addition and craft a through-block public space and atrium for events and retail in a space that was once an industrial rail tunnel and later the Tunnel nightclub. Our structural engineers devised an array of custom approaches to preserve and key historical elements. We reinforced and saved as much of the original timber structure as possible, while opening the interior spaces to light, and creating a new interior courtyard and terrace. To preserve structure’s historic façade during demolition and reconstruction of new interior floorplates, the team erected a massive shoring structure—comprised of over 350 tons of façade-bracing steel—to temporarily support the landmarked brick exterior while new foundations were laid. The transformation highlights what vision, partnership and engineering excellence can achieve with an exceptional project team–L&L Holding Company Columbia Property Trust, Cannon Hill Capital Partners, Jensen Hughes, Plan B Engineering and Derive Engineers. Terminal Warehouse has been named a finalist for the MIPIM Awards 2025 in the Best Conversion Project category. The winner will be announced March 13th at the MIPIM Global Urban Festival in Cannes, France. The DeSimone structural design team has dedicated heart and soul to this incredible project, in partnership with L&L Holding Company, Columbia Property Trust and the outstanding architects at COOKFOX Architects. Together, we’ve converted—with more than a little ingenuity and TLC—the original, landmarked 1891 warehouse building into a dynamic, mixed-use space for the 21st century, featuring offices, retail, terrace, enclosed courtyard, and public interior gathering spaces. The transformation honors the most unique and spectacular design features of this one-of-a-kind building. To do so, the DeSimone team devised an array of custom structural design approaches to preserve and highlight the historic brick facades, the dramatic, double-height entry archways, and the old train tracks that still run through the block-long building. We reinforced and saved as much of the original timber structure as possible, while opening the interior spaces to light, vertically extending the number of floors, and creating the new courtyard and terrace.
