This week's project highlight, Terra, has completed Centro City Residences, marking the delivery of the first phase of the larger 38-acre mixed-use development in West Little Havana. This project, located at 3830 NW 11th Street, involves three Arquitectonica-designed eight-story buildings offering 470 market-rate apartments. Shared amenities include pools, fitness facilities, and coworking spaces. A 350,000-square-foot retail space, including a 100,000-square-foot Target, is also part of this phase. The development will eventually include more apartments, retail and restaurant spaces, and a school, with the second phase beginning in 2026. Terra's wider portfolio includes projects in Grove Central, Pembroke Pines, and other areas in Miami-Dade County. MGE Unified Technologies Corp. team members, Nick J. Chiarchiaro, CET and Daniel Pepe, recently visited the Gateway Jax development in downtown Jacksonville, FL. The Pearl Square is rapidly progressing across nine properties, delivering more than 1,250 residential units, retail and dining space, a boutique hotel, and active public areas that will strengthen the urban core. MGE Unified Technologies Corp. is supporting the design of critical building technologies that ensure safety, connectivity, and a high-quality experience for future occupants. Our team is currently engaged on three properties: • N4: A 301,770 sq ft residential building with foundation and vertical construction underway • N8: A planned 570,000 sq ft building currently in site preparation • N11: A 190,500 sq ft building with framing completed We are also consulting on future efforts for N9 (residential) and N5 (parking garage upgrades). In addition, MGE Unified Technologies Corp. has recently been awarded N7, a 450,000 sq ft residential block. With more than 1.5 million sq ft of development supported to date, MGE Unified Technologies Corp. is designing robust telecommunications, integrated security, and audiovisual systems to ensure these buildings operate efficiently and are ready for modern living. Gateway JAX has been an excellent partner, and seeing progress firsthand reinforces the significance of this project. A milestone moment at #WestchesterMedicalCenter as the final beam was raised into place for the new Critical Care Towerduring the Topping Out Ceremony. The beam was signed by representatives from the State and local government, Westchester County, Westchester Medical Center, Turner Construction, and the design team before being hoisted high into position. This week's project highlight, 6 East 43rd Street. The 300,000-square-foot property was acquired by Vanbarton Group LLC with plans to convert the building from office to residential. New York has seen a significant increase in office-to-residential conversions, with over four million square feet adapted in 2025. This week's project highlight, the 42-story residential tower in Downtown Fort Lauderdale, Society Las Olas, whose second phase is nearing exterior completion. Designed by FSMY Architects + Planners and developed by Property Markets Group in partnership with Greybrook Realty Partners, this 450-foot-tall project offers 563 rental apartments, including co-living options, and 1,625 square feet of ground-floor retail space. Amenities include a coworking hub, outdoor pool deck, fitness center, and community events. The tower complements the existing 34-story building, creating over 1,100 residential units together. Asim works on numerous complex residential and hospitality projects and tasks. He has mentored several interns during his tenure here. Not only is he a skilled senior electrical designer but he’s one of the company’s more proficient Revit users.
