About us

Women’s Property Initiatives (WPI) is a not-for-profit that develops and provides affordable long-term housing for vulnerable single women and single women with children. We work with the private, public and community sectors to develop our housing which is rented at no more than 75% of the market rate or 30% of household income. WPI believes that single women and single mothers face significant disadvantage when it comes to employment opportunities, ability to work and income. They often have the greatest need for safe, affordable long-term housing. We seek to provide them with this housing as a foundation for a better life and a secure future for their children. Many of our beneficiaries are women who have experienced domestic violence, whilst others are from culturally diverse backgrounds or are leaving the correctional system. All of these women were vulnerable and needed understanding. Without WPI they faced great risk of homelessness. Obtaining safe, long-term housing has had a very profound effect on the lives of these women and their families, enabling them to live with dignity and contribute to their communities.

  • We’re thrilled to announce that we’ve signed the building contract for our Mornington Peninsula project. We are partnering with Arkit - Advanced Prefabricated Architecture, an innovative Australian construction company specialising in sustainable modular design. ARKit will deliver seven one and two-bedroom modular homes for vulnerable women on the Mornington Peninsula. Funded by Homes Victoria under the Big Housing Build, this project has been made possible through the ground lease from Mornington Peninsula Shire Council and generous gifts from Arden Homes, TEN Women and their networks, the Jack and Ethel Goldin Foundation, and Homes for Homes.   Construction will commence early in the new year using modular construction techniques - our second project using this innovative and sustainable approach. With a growing need for safe and affordable homes for women across the Peninsula, we’re so proud to reach this major milestone.    A heartfelt thank you to everyone who has made this possible!   • An exciting day last week, checking out the progress on Homes Victoria’s Ground Lease Model 2 (GLM2) redevelopment project in Prahran – bringing us closer to having 86 new social housing apartments for women and children escaping violence in late 2026. Our CEO Roberta Buchanan and CCO Lucy Simms, joined several of our partners, including Building Communities, to see the strong progress being made on the internal fit-out of the building we will manage once the project is complete. This project is a collaboration between Homes Victoria and the Building Communities consortium, including, Icon, Tetris Capital, Community Housing Ltd and WPI, delivered as part of Homes Victoria’s GLM2 program. Under this model, Homes Victoria leases land to the Building Communities consortium to finance, design, build, operate and maintain housing and facilities on the site for 40 years.   • It was great to attend the UDIA Victoria Greenfield Market Breakfast this morning.   We’re proud to be new members of UDIA Victoria and look forward to working alongside the team and their members to advocate for land and infrastructure supply and the vital role this plays in delivering affordable housing.   A portion of WPI’s housing portfolio sits within Melbourne’s urban growth communities, providing homes with outdoor spaces and access to services for many of our women led families.   • WPI was very grateful to be one of the recipients of a Homes for Homes grant, alongside Kids Under Cover and CatholicCare Victoria Housing. These funds will help us deliver seven new homes for women on the Mornington Peninsula. It is wonderful to be working with Homes for Homes who do amazing work to fund social and affordable housing projects. Together we will change the lives of women experiencing housing crisis. With planning in the final stages, we are looking forward to starting the modular construction for this project in the very near future.

  • We are delighted that WPI will be opening the doors to new homes for women in Ballarat in the very near future. Five beautiful one-bedroom homes at Lyons Place will be offered to older women who are often at the centre of our housing crisis, including in our regional centres. Just a short walk to Central Ballarat’s shopping and dining areas as well as local amenities including the Hospital Precinct, the Ballarat Train Station and GovHub – the newly built homes at Lyons Place will provide secure and affordable housing for women from the surrounding area. These homes are Funded by Homes Victoria as part of its 6.3 billion Big Housing Build and Regional Housing Fund and delivered in partnership with Hygge Property. Designed by Chamberlain Architects and built by Figurehead Construction, Lyons Place encourages a strong sense of community through a central garden space and on-site café. These five homes are part of our 30 homes over three years milestone - the stretch target for our 25 homes by 2025 campaign. We are very proud of this achievement and thank WPI's many generous supporters for helping us reach it.

    We're thrilled to announce our partnership with Women's Property Initiatives (WPI) to help support and protect vulnerable women and children experiencing homelessness. WPI provides long-term housing solutions with the goal to change women’s futures for the better and break the intergenerational cycle of poverty. They currently own and manage 125 high quality, long term homes for more than 280 women and children. Their work gives women the opportunity to live with dignity and become involved in their communities. Through this new partnership, we hope to help broaden the impact of WPI and above all, prevent women’s homelessness.

    Thank you to everyone who joined us for Impact to Income: Designing Affordable Housing for Social Impact and Economic Returns last night. The discussion highlighted how affordable housing delivers value well beyond the households who move in. From reducing risk and aligning with government priorities to attracting ESG-driven investment, our panellists showed that social value and commercial opportunity truly go hand in hand. A huge thank you to our keynote speaker, Lucy Simms of WPI, and to panellists Prof. Christian (Andi) Nygaard, Benjamin Rowe, and Nick Bourns and Amy Snoekstra for sharing their perspectives. And thank you to everyone who joined us in the room, your questions and reflections made the conversation even richer. Affordable housing is not just a social imperative; it is an economic opportunity. By designing and investing in socially sustainable communities, we can create lasting benefits for residents, investors, and society as a whole.   • This week the team celebrated a key construction milestone at the Homes Victoria housing redevelopment site in Prahran where both building structures are now complete and the internal fit-out of the apartments is underway. We are very happy to be part of a significant project delivering new homes for women and children at risk of homelessness. It was great to gather on site with Victorian Government Minister for Housing, Harriet Shing, Ryan Batchelor MP, Homes Victoria and our Building Communities project partners, Tetris Capital, Community Housing Ltd and Icon to mark this milestone. One of the two buildings being delivered - consisting of 86 new social housing apartments - has been specifically designed for women and children experiencing housing instability, financial hardship and escaping family violence. WPI will manage the 86 social homes in this building, set to change the lives of vulnerable women and their families. The Prahran project is part of Homes Victoria’s Ground Lease Model 2 redevelopment – where Homes Victoria leases land to our Building Communities consortium to finance, design, build, operate and maintain housing and facilities on the site for 40 years. The land, and all homes built as part of the project will remain in public ownership throughout the 40-year operation period. Once complete from late 2026, this project will increase social housing at the site by 37%.

  • Community fundraisers are extremely important to WPI. We receive invaluable support from members of our committed and generous community. We've had some shining examples of this recently with organisations raising funds and awareness of our cause through their activities and events. Smedley Technical & Strategic recently donated $100 for every attendee at their recent client event raising more than $5000 for WPI. Andrew Walter and the team from A22a threw their support behind WPI in running the Sydney Marathon raising more than $3,000 to support our work to deliver homes for vulnerable women and their families. Aspect Personnel made us their Charity Partner, donating the proceeds from their PACE Report and raising more that $5000 to support WPI's work. These contributions and the attention they receive make a huge difference to our organisation. Thank you to everyone involved. Reach out if you'd like to fundraise for WPI.
