Level 22, 367 Collins Street, Melbourne As part of our ongoing involvement at the landmark 367 Collins Street repositioning, Nutbrook Group is pleased to announce the successful delivery of a full-floor speculative fit-out, accompanied with a new lift lobby and new amenities on Level 22. Serving as client-side Project Manager, we worked closely with the asset owner, consultants, contractor, and leasing team to transform a dated floor into a modern, flexible workspace designed to meet today’s occupiers demands. The new 1,175 sqm fit-out features a carefully considered layout, attractive to a wide range of tenants, featuring open-plan work areas, boardrooms, multiple meeting rooms and solo workspaces, and a dedicated wellness room to cater to a variety of tenant requirements. Comprehensive upgrades to the on-floor lobby and amenities complemented the suite, enhancing the overall tenant experience with new bathroom fixtures, floor and wall finishes, lighting, and brand new lift lobbies. The works took place within an occupied building and a strong collaboration across all stakeholders was required to enable a seamless delivery and coordination in order to minimise disruption to existing tenants. The project was delivered smoothly and to an exceptional standard - reinforcing Nutbrook Group’s expertise in managing refurbishments in live environments. 367 Collins Street – The journey so far 367 Collins Street, a 37,850 sqm, 34 storey A-grade office tower in the heart of Melbourne, is reaching a pivotal moment in it’s lifecycle, with several key projects nearing completion, kicking off, or well underway. These projects will reposition the building as a flagship landmark within the Melbourne CBD. Every story has a beginning, and for our involvement with 367 Collins Street, this commenced over 12 months ago during the acquisition stage. Drawing on the full suite of Nutbrook Group services - Building Consultancy, Project Management, and Building Services design - we worked with the client to develop a blueprint to deliver on their ambitions for the building, not only setting but staying within budget and the tight timeframes required to achieve maximum ROI. We have been toiling away since then, bringing this blueprint to life. Powering Up for the Future at 45 McNaughton Road, Clayton, Victoria Nutbrook Group is proud to have delivered a comprehensive electrical upgrade for ESR Group, helping future-proof Unit 2 at 45 McNaughton Road to meet the operational demands of a new incoming customer. The project involved upgrading the electrical capacity from 250A to 500A, installing approximately 380 metres of underground submain cabling, and replacing tenant switchboards and circuit breakers. All works were completed safely within a live industrial environment, with no disruption to ongoing operations. By acting as both project manager and services engineer, we streamlined delivery, reduced risk, and ensured efficient coordination across all stakeholders. A huge thank you to ESR Group for their partnership and trust throughout the project. This integrated approach not only met the tenant’s requirements but also enhanced the long-term flexibility and value of the asset. Wrapping up the financial year in style!
