Senator Mark Warner shared this groundbreaking approach: • The city built and operates data centers on municipal land • This generates $65 million in annual revenue • 100% of those funds go directly to a land bank • The land bank purchases property specifically for affordable housing But they didn't stop there. To incentivize development, they: • Waive $20,000 sewer connection fees for qualifying affordable developments • Eliminate $20,000 in additional start-up fees • Guarantee project approvals within 9 days (vs. typical 3-year timelines) This approach addresses a critical economic barrier: 26% of single-family housing costs and 45% of commercial development costs come from regulation and zoning. Without incentives, developers simply can't make the math work on affordable housing. What makes this approach so powerful is its sustainability: • It creates a perpetual funding source • It addresses both land acquisition and development costs • It dramatically accelerates timelines • It operates outside traditional tax structures Warner is now exploring legislation to remove regulatory barriers for religious organizations wanting to convert underutilized buildings into affordable housing. Imagine if churches across America could easily transform aging educational buildings into affordable housing units—without facing zoning hurdles. These approaches share a common thread: They create positive incentives rather than mandates, aligning economic interests with societal needs. The most effective solutions don't come from partisan playbooks—they come from innovative communities willing to experiment with new models.

Housing. Is alternative housing (modular) a solution to our affordability issue? Lower income housing has been a debate and a need for some time now. Mobile homes, manufactured homes and from this article modular housing, could provide a lower cost alternative to traditional 1-4 family construction. But there is a stigma there that lenders need to work through. "Modular housing development has long been a fringe part of the U.S. market, primarily limited to lower-budget or emergency housing. Now, the country’s largest apartment operator is trying to change that." "Greystar Real Estate Partners on Monday is opening a six-building modular apartment complex, complete with a gym, amphitheater and bocce courts. It is Greystar’s first U.S. project assembled using this alternative construction method, aiming to combat the chronic delays of traditional developments." "Unlike conventional on-site construction, modular homes are assembled in a factory, transported to the final building site and then stacked on top of each other like jumbo Lego blocks. Proponents say this type of building can be completed faster using fewer workers and with materials that can be purchased at a bulk discount, which can reduce overall costs." "With the construction workforce shrinking and costs rising, the efficiency gains of modular are gaining traction with mainstream developers." "In many cases, saving on time and labor means saving money. A large majority of developers that implemented modular processes reported cost savings of between roughly 5% and 10%" "Modular tends to require more initial legwork because of the rigid conventions of housing construction. First-time home buyers hit a decades-low 24% share in 2024 according to National Association of REALTORS®. If you're in real estate, #PropTech, or housing policy, that number should keep you up at night. But here's what I've learned from my work at Zillow and through my coursework at the University of Washington: the problem isn't just access. It's not just #affordability. It's not just investment potential. It's that we're trying to solve these three interconnected challenges in isolation. This isn't about false hope or recycling old advice. It's about using data to understand where we actually are and highlighting the innovations that address the real interconnected nature of housing challenges. 🏚️ After entrepreneur Dustin Bramell lost his home in the Palisades fire, he was determined to find purpose amid the pain by rebuilding homes that could future-proof his beloved community. I got the chance to interview Dustin about his new project, Case Study: Adapt, a bold plan to design and build what they're calling "New Century Modern" homes that are beautiful, cost-conscious and climate resilient, in partnership with some of LA's top architectural firms. It's modeled after a similar concept started 80 years ago, in the exact same location where the 2025 fires burned. The mid-century Case Study Program (1945-1966) enlisted visionary architects like Richard Neutra, Charles Eames, and Pierre Koenig to design and build innovative, affordable homes that responded to post-war housing needs. Several of these homes still exist and thousands of copycat versions exist across LA. "The original Case Study program was a response to another big tragedy — people were coming out of this pretty pessimistic time and needed to have an optimistic view of the future," Bramell told me. "This is very similar — how do we optimistically rebuild?" Across the world, entrepreneurs like Dustin are coming up with solutions and innovations in the face of challenge and tragedy. A growing number of nonprofits are harnessing 3D-printing technology, aiming to provide affordable and sustainable school buildings and housing: 🏘️ Thinking Huts is using 3D printing to build schools in developing countries. Their first project launched in Madagascar, where they built a school using 3D-printed walls and traditional construction for the roof and doors. 🏘️ In Austin, Texas, the nonprofit Mobile Loaves & Fishes has developed Community First! Village, a master-planned community providing affordable, permanent housing and a supportive environment for individuals transitioning out of chronic homelessness. The village currently spans 51 acres and houses over 370 formerly homeless neighbors, with plans to expand and accommodate more residents. 🏘️ New Story focuses on solving global homelessness, partnering with companies like ICON to 3D print homes for low-income communities, particularly in places like Mexico and Latin America. 🏘️ Habitat for Humanity International has experimented with 3D-printed homes in the U.S. to create more affordable and efficient housing solutions.
