Greece, Italy, Portugal and Spain are showing strong momentum, and optimism remains high for future growth. • Major international companies are actively exploring resort opportunities in less-saturated regions - the Balkans and parts of the CIS are increasingly on the radar as potential resort-destinations. • Investors in resort real estate remain comfortable in most markets. While some hesitation exists in high-price zones, the general view is that resort destinations are not showing signs of being over-priced - offering sensible entry points for long-term investment. Investor appetite remains high across Greece, Spain, Portugal, and Italy, supported by strong deal flow and growing interest in integrated resort platforms and still plenty of space for large development projects. - Branded & Mixed-Use Residences Branded Residences and hybrid living concepts are becoming central pillars of resort development. International HNWI demand supports premium pricing, while brand affiliations help developers differentiate, de-risk, and elevate the guest experience. - Emerging Strategic Trends • Brand diversification to optimize assets: Owners increasingly seek a broader palette of brands — luxury, lifestyle, soft brands, wellness, and ultra-niche concepts — to fine-tune positioning and maximize ADR and occupancy. • Rise of owner–operator and hybrid structures: More owners in Southern Europe are moving toward operational control to safeguard margins, drive service quality, and capture more value. • Professionalized asset management: Active, data-driven asset management is becoming essential as investors demand transparency, operational efficiency, and clear value-creation roadmaps. - AI in the Guest Journey A key learning from Athens: mastering AI across the guest journey is no longer optional. We explored both the inspiring and challenging sides of leadership, connecting real-life examples from our own experiences.
