Our portfolio at a glance (as of September 30, 2025):   - 83% of our holdings are Canadian apartment buildings — the core of our portfolio.  - Our student housing holdings make up the second-largest private student residence portfolio in Canada.  - We maintain a small presence in U.S. apartment and medical office holdings, though these are not a core focus of our current growth strategy.   - Our Mortgages and Joint Venture Investments division provides financing to mid-size developers building new apartment and student residence projects across the country.  Through our focus on high-quality, purpose-built rental and student housing, Centurion continues to deliver stable income and long-term growth for our investors while supporting much-needed housing development across Canada.

Last week, Prime Minister Mark Carney shared the 2025 federal budget plan outlining generational investments in defence, infrastructure, and productivity, backed by a projected $1 trillion in catalyzed investment over the next five years. While it includes new housing commitments, the largest envelopes are directed to other priorities such as infrastructure and competitiveness, with a comparatively smaller share earmarked specifically for housing. In his whitepaper published in September, “How Canada’s Competing Spending Priorities Might Put Housing on the Back Burner,” Greg Romundt, Centurion Founder and Executive Chair anticipated this dynamic. He noted that rising demands for defence, AI, infrastructure, and tariff-related support are expected to drive higher deficits and leave fewer resources to address affordable housing – ultimately pushing housing further down the fiscal priority list even as the need grows.
